The Retail Construction Project Manager role in ARI to sit within our Global Implementation team. The key focus of this role is to manage the retail store construction process from inception to completion associated with new and existing stores across our Global locations, with the primary focus of this role initially being Ireland.
Candidates for this role should have prior experience working in a Retail Construction type role for another Retail or Commercial organisation and be comfortable managing external suppliers and contractors.
This role will suit someone with prior demonstratable experience in construction execution and project management, blended with architectural practice experience who is passionate about delivering best in class retail stores. A strong focus on problem solving while delivering projects with creativity and commitment to the business needs. A track record of management and delivery of multiple projects simultaneously, all within fast-paced, tight timelines.
- Lead the construction of new fitouts across ARI’s global estate with the initial focus being Ireland.
- Responsible for the delivery of the construction workstream of high value capital projects globally, ensuring all projects are executed and delivered on time and in line.
- Identification of construction scope of works, preparation of budgets for approval.
- Lead the creation of construction Capex budgets.
- Prequalification of external consultants and contractors including MEP, General Contractors, Millwork, Audio Visual and others.
- Analysis of construction tender submissions, negotiations with 3rd parties and making recommendations/preparing board papers for management/board.
- Preparation of SOW for the appointment of consultants and contractors.
- Lead construction project meetings with suppliers and contractors.
- Lead engagement with internal teams including Infrastructure, Governance, Asset Management, Project Controls to ensure alignment with project needs.
- Lead the preparation and selection of construction materials with suppliers and contractors.
- Management of external contractors and tender processes, negotiations regarding programme and cost.
- Overall responsibility for the successful initiation, planning, design creativity & oversight, execution, monitoring, controlling and the delivery of the retail construction elements of the retail delivery projects.
- Collaboration with luxury brand partners on their design proposals, coordination, and installation.
- Develop a strong working relationship with suppliers and contractors.
- Regular monitoring of site progress and ensuring all works are compliant with in-house standards.
- Programme management and identifying potential risks to programmes, while communicating clearly with all stakeholders.
- Maintaining clear communication with all stakeholders across the business.
- Management of construction workstreams that will incorporate several 3rd parties including, external consultants, contractors, and specialist suppliers.
- Interaction with various project stakeholders including vendors, airport authority, partners, local authorities, internal project teams, management, and staff.
- At least 5 years experience working in a similar retail construction role.
- Experience designing large luxury retail stores preferred.
- Excellent design and graphic ability.
- Innovative architectural, retail, and interior design skills (comfortable using AutoCAD, Sketchup, InDesign, Photoshop and related design and graphics packages).
- Formal Architecture and Certification.
- Project Management qualification is desirable.
- Experience managing external design agencies and proven ability to manage complex projects.
