Role Summary
We are recruiting an experienced Site Engineer to support the delivery of public housing schemes using timber frame and other Modern Methods of Construction (MMC) under a GCCC Public Works Contract. The role involves setting out, coordination of RFIs and technical submittals, and supporting the fast-paced delivery of high-quality, sustainable homes in compliance with statutory regulations and BCAR.
Key Responsibilities
1. Setting Out & Site Engineering
· Set out structural and civil elements including pad foundations, rising walls, drainage, roads, boundaries, services, and external works.
· Ensure precision for timber frame installation, including sole plate positions, panel alignments, and fixing points.
· Use Total Station, GPS, and Auto Level equipment to maintain high levels of accuracy.
· Support off-site and on-site interfaces between groundworks, frame erection, and M&E installation.
2. RFIs (Requests for Information)
· Identify gaps or clashes in design information (e.g., M&E penetrations, frame/foundation coordination) and issue RFIs via formal procedures.
· Track RFI responses from design team (Architect, Engineer, Assigned Certifier, etc.) and ensure timely resolution.
· Update the RFI register and communicate responses to relevant subcontractors and site personnel.
3. Technical Submittals
· Coordinate and submit product approvals and material submittals for public housing compliance – e.g., fire-rated materials, acoustic insulation, Part L components.
· Liaise with design team and client’s technical representatives to ensure compliance with Public Works Contract specifications.
· Maintain submittals log and ensure approvals are in place prior to use or installation.
4. Modern Methods of Construction (MMC) Coordination
· Assist in coordinating off-site manufacturing deliveries and just-in-time assembly on site
· Ensure correct setting out for modular components and sequencing between trades.
· Support pre-installation QA checks and verification of off-site elements before fixing.
5. Quality Assurance & BCAR
· Conduct pre-pour inspections, dimensional checks, and as-built surveys.
· Assist with BCAR inspections, liaise with the Assigned Certifier and coordinate technical evidence for submissions.
· Maintain clear records of inspections, NCRs, as-built drawings, and photographic evidence.
6. Health & Safety
· Promote a high standard of Health & Safety awareness among all site staff and subcontractors.
· Attend safety briefings, contribute to RAMS reviews, and ensure setting out procedures adhere to H&S requirements.
Skills & Competencies
· Strong technical knowledge of civil and structural works, preferably for timber frame/MMC public housing.
· Proficient in surveying equipment and setting out techniques.
· Competent in reading and interpreting architectural, structural, and services drawings.
· Well-versed in RFI and Submittal processes under Public Works Contracts.
· Organised, solutions-driven, with a collaborative team approach.
· Good communication skills with experience working in a compliance-heavy environment.
Qualifications & Experience
· Degree in Civil Engineering, Construction Management, or related discipline.
· 2+ years’ experience in a site engineering role, preferably on public housing or timber frame/MMC projects.
· Valid Safe Pass and Manual Handling required.
· Full EU Driving License
· Familiarity with GCCC Contracts, BCAR, Part L & Part B Regulations, and NSAI-certified timber frame systems.
· Experience using AutoCAD, Total Station, Excel, and project platforms (e.g., Procore, SharePoint).
