The purpose of the Commercial Property Manager is to lead and manage part of the commercial property portfolio (buildings and lands) and the tenants who licence space from daa. The manager is responsible for leading contract negotiations, conducting rent reviews, facilities management, evaluating and identifying new business opportunities while also maintaining the company’s current licence agreements and ensuring the annual budgeted revenue is achieved. This role will work as part of the property team to ensure the current portfolio of c.300,000 sq m, 700 acres of land, 130+ customers and 400+ property agreements are managed correctly. This is both a strategic and operational role with an emphasis on forging strong relationships with tenants and stakeholders.
- Commercial Property Manager for key customer accounts at Dublin Airport, maintain and nurture strong professional relationships with allocated customer base, ensuring an optimum return to the Commercial Property revenue budget
- Responsibility for the day-to-day asset management of Dublin Airport’s commercial property portfolio including the management of works and commercial capital projects as well as estate facilities management of elements of the property portfolio.
- Liaise and work with several internal daa departments and represent properties interest across the organisation.
- Lead complex and challenging negotiations with internal stakeholders, customers (internally and externally) and business partners to secure revenue growth, negotiate rent reviews and protect Dublin Airport’s business interests.
- Represent Commercial Property’s interest with external stakeholders including commercial property rates/property valuations and negotiating wayleave agreements
- Work with the legal department to ensure all agreements/contracts and licenses are in place and fully executed
- Work with daa’s finance teams on business cases, customer billings, outstanding debt etc.
- Establishing and implementing strategies and business plans for each property to maximize value across the portfolio
- To drive sustainable daa revenue growth through targeting and delivering new commercial property business and innovative business solutions
- Support the development of Dublin Airport through the Capital Investment Programme (CIP) and manage the relocation of Commercial Property Customers to enable CIP delivery, ensuring seamless relocations with minimum disruption to customer operations
- Support in the preparation of wider business plans, including major capital expenditures to ensure conformity with corporate plans and budgets
- Network and contribute towards business development opportunities for Dublin Airport
- Ensure compliance with company, legal, health & safety standard
- Third Level Qualification in a property related discipline (e.g., Property Economics/Valuation Surveying) or minimum of at least 3 years’ experience working in the areas of property or business management
- Excellent demonstratable negotiation skills with ability to influence and persuade key decision makers with the experience of working successfully with multiple stakeholders
- Experience in a relationship/contracts’ management role
